One Contractor. Start to Finish.

Industrial buildings bring a lot of moving parts: engineered slabs, heavy doors, specific mechanical and electrical requirements, and coordination with your operations.

Pre-construction planning and budgeting

Steel suppliers and erectors

Mechanical, electrical, and plumbing subtrades

Coordination with designers and engineers

Concrete, sitework, and scheduling

Inspections, deficiencies, and final close-out

You get one contractor responsible for sequencing the work and keeping the project moving, instead of trying to manage separate companies for every piece of the build.

Our Industrial Process

Discovery Call & Operational Needs

01

We start with a conversation about your operation—what you’re storing, moving, repairing, or producing—and your site, building size, door requirements, and height.

Concept, Layout & Pre-construction

02

We help align the steel building system with your layout: clear spans, bay spacing, overhead door locations, office/mechanical areas, and potential future expansion. At this stage, we coordinate with designers/engineers and develop a preliminary scope and cost breakdown.

Permits, Engineering, Procurement

03

We support you in gathering what’s required for permits, coordinate with the our suppliers, and line up key trades. This reduces delays once permits are issued and construction begins.

Construction & Coordination

04

Bellcore manages site prep, foundations, steel erection, rough-ins, insulation, interior builds, and yard-related work. We handle trade scheduling, inspections, and communication so you’re not juggling everyone yourself.

Turnover & Closeout

05

We walk the project with you, address deficiencies, and complete handover so you can focus on opening, moving in, or expanding operations.

Why Steel

FLEXIBLE

You can design for tall overhead doors, bridge cranes, mezzanines, and high racking as needed.

DURABLE

Steel handles Canadian weather, snow loads, and temperature swings with minimal upkeep.

EXPANDABLE

Pre-engineered structures can be extended in the future if you need more space.

FAST

Pre-engineered systems allow faster assembly and interior work compared to conventional builds.

Bellcore helps you capture these benefits while making sure the slab, services, and layout match what happens in your building day-to-day.

Building Advantage

Building Package + Interiors Together

We plan the structure and the interior as one project so you don’t end up with surprises between the building shell and the fit-out.

Northern Ontario Focus

Our projects are built around rugged weather considerations and solutions that keep maintenance costs low.

Transparent Proposals

We use clearly defined allowances and exclusions so you know what is included in your contract before we start.

Hands-On General Contracting

We coordinate the steel erector and all subtrades so you’re not stuck managing everyone yourself.

We combine GC oversight with self-performing construction, so the same company coordinating your project is also responsible for a large part of the work on site.

Where We Build

We serve clients across:

  • Greater Sudbury

  • Manitoulin Island

  • North Bay

  • Thunder Bay

  • Sault Ste. Marie

  • Timmins

  • All of Northern Ontario

For remote and out of town projects, we plan around travel, accommodations, and delivery logistics as part of our pre-construction process.
